What is different about the Design and Build approach?

Traditional Remodeling Model

You, the homeowner, must manage several separate agreements with your draftsman/architect, engineer, designer, and contractor. This positions you as the conveyor of information from one party to the other, since each works for you. If something goes wrong or an unforeseen circumstance requires changes, the contractor comes to you as the homeowner for the fix. This can put an overwhelming amount of work on your plate, and if issues are not resolved properly, can lead to cost overruns, project delays, and costly redesign fees.

Design Build Model

You, the homeowner, have only one agreement with a single point of responsibility. Our design, estimating, and construction teams work together from the beginning, providing unified project design. Consultation at Our Design Build Showroom

The first step of the design build process starts in our Fresno design center. We will spend a little time getting to know each other and understand what you are looking for in a contractor. We’ll look at photos of your existing space, listen to your vision, discuss your preferred budget, and let you know what is feasible based on our industry knowledge. We will also review our design process and share typical industry costs for similar remodeling projects. If the construction estimate and design services fit your expectations, we will provide a design agreement for review. Once an agreement is signed, we move on to redesigning your space!

Design Agreement & Design Development

Once a design agreement is signed, we will visit your home and take detailed measurements and photos of the area you are renovating. Then we use those measurements to draw plans and start brainstorming for your project. During this step of the remodeling process, our team prepares a new floor plan and a 3D model of your reimagined space. Next, we work with you to choose colors and materials for your remodel. As you make those decisions, we integrate the selections into the 3D model to help visualize your choices. With a design in mind, we’re able to develop a more precise budget based on your specific selections.

Construction Agreement & Procurement

A construction agreement outlines final pricing, what will be completed, when, and who is responsible. We also determine a start date, work with Fresno officials to obtain necessary permits as needed, and procure all the materials for your project.

Construction

The next step of our design build process starts with a pre-construction meeting to review plans and details with our trade partners. Then it’s time to get to work on your home remodeling project! Throughout the construction phase, our production team will communicate with you consistently to provide progress updates and discuss any necessary changes. We use modern project management software that provides our customers with digital updates which are available on any device. Because we put the work into your design plans and documents early on, you can expect a smooth, transparent construction process.

Completion

We ensure your home remodel in Fresno is completed on time and on budget. We arrange for an inspection if necessary, clean up the job site, and give you a walk-through to familiarize you with your new and improved space. Every aspect of the job is checked off a final punch list and we address any of your concerns or questions. We provide you with a Project Close-out Binder containing all of your selections, product manuals, and other helpful information. Our two year workmanship and product warranties also begin at this point. Final step: enjoy your transformed home and show it off!
